The land is classified by the MacAulay Institute for Soil Research Class 2 and Class 3 (1). The land lies between 150 and 375 feet above sea level with a gentle northerly aspect sloping down to the flat fields adjacent to the A698\\. The average annual rainfall for the area is approximately 30-35 inches. The fields, which are of an easily worked size, are accessed by means of public highway and a good net-work of internal farm tracks (including the Roman road). As such the land is capable of growing a wide range of arable crops. In recent years the rotation has included winter wheat, winter barley, spring barley, oil seed rape and/or temporary grass. Field 11 (lot 2) is down to permanent grass. Lot 1 extends to approximately 175.07 acres and Lot 2 extends to approximately 106.11 acres. In the 2016 Lot 1 was cropped with winter barley; Lot 2 (other than field 11) is cropped with winter wheat or temporary grass.
