The land at Mounthooly extends to a total of 281.18 acres. It consists of approximately 249.47 acres of arable land, 16.11 acres PGRS, 12.32 acres of woodland and 3.28 acres of roads, tracks etc. There are 11 main enclosures, divided in two lots by the Roman road known as Dere Street (itself forming part of St Cuthbert's way). The land is classified by the MacAulay Institute for Soil Research Class 2 and Class 3 (1). The land lies between 150 and 375 feet above sea level with a gentle northerly aspect sloping down to the flat fields adjacent to the A698\\. The average annual rainfall for the area is approximately 30-35 inches. The fields, which are of an easily worked size, are accessed by means of public highway and a good net-work of internal farm tracks (including the Roman road). As such the land is capable of growing a wide range of arable crops. In recent years the rotation has included winter wheat, winter barley, spring barley, oil seed rape and/or temporary grass. Field 11 (lot 2) is down to permanent grass. Lot 1 extends to approximately 175.07 acres and Lot 2 extends to approximately 106.11 acres. In the 2016 Lot 1 was cropped with winter barley; Lot 2 (other than field 11) is cropped with winter wheat or temporary grass.
