Winery with vineyard and large villa for sale near Rome

US$6,013,230.00

Productive winery with 14 hectares of vineyard and 3 hectares of olive grove plus citrus grove and botanical garden for a total of about 20 hectares of land. It includes a 1,100 sq.m. restored villa used for tourism activity and two farmhouses to be restored.

## Geographic position

Twenty minutes from Rome (26 km) and the sea (18 km), located between Castel Gandolfo and Aprilia we have the Villa Carrobbio Estate, a property with 20 hectares of vineyards located in a hilly position, private but not isolated, overlooking the countryside with a view that reaches the Castelli Romani and Monte Circeo.
The location is excellent; the GRA Rome Ring Road is 20 km away and it takes less than 10 minutes to get to the Castelli Romani Regional Park (8 km).
The Rome Ciampino international airport is just 18 km away, while the Rome Fiumicino airport is 45 km away.

## Description of buildings

**Possibility to fractionate the sale as follows:**

Manor villa with park of about 7.000 sqm: 2.500.000 Euro
Whole farm including the farmhouses as well: 3.000.000 Euro

Within the spacious land the property has a manor house plus two farmhouses that need restoration work for a total gross area of 1775 square meters.

**The villa of 1.100 gross square meters**
At one time the manor house belonged to the Counts of Carrobbio, and today is used as an accommodation facility. It is laid out on three floors and also has a characteristic tower, for a total of about 1100 gross square meters with spacious living areas, 10 bedrooms plus two studios and 13 bathrooms.
The reception area is found on the ground floor and provides access to the dining area with a fireplace.
Still on the ground floor, a few steps up, is the first floor of the tower where a reading room was created along with a bathroom. On the side, in the longest wing of the villa, a long, high and austere hallway leads to the breakfast room, the lunch room with fireplace, two rooms with a bathroom (originally the rooms of Count and Countess Carrobbio), the kitchens, and the caretakers' apartment with 3 rooms and a bathroom.
The first floor is used as sleeping quarters with five bedrooms and a suite located inside the tower. All of these rooms are with bathrooms.
The basement has a fitness room, a wine cellar, a storage room, stock room and garage.

**The farmhouses to renovate**
In addition to the villa the property has two farmhouses that need to be renovated. One is about 328 gross square meters and the other is about 173 gross square meters with a 67 m² underlying wine cave.

## State and finishing

The elegant Neoclassic style Villa has been renovated with painstaking care and is in excellent condition. The Provencal style interiors include monumental fireplaces, rooms with wood paneling, Italian walnut and mahogany doors with engraved brass handles.
The floors in several areas are made with narrow terracotta tiles and large terracotta tiles, others feature handcrafted and decorated majolica Vietri tiles. All bedrooms have parquet flooring.
## External areas

The property includes a total of 20 hectares of land, divided as follows:

Approx. **14 hectare vineyard**
with Montepulciano, Merlot, Cesanese and Aleatico red grape varieties, and Malvasia of Lazio or Puntinata, Grechetto and Incrocio Manzoni white grape varieties.

Approx. **3 hectare olive grove**
with 550 Rosciola, Leccino, and Frantoio olive trees.

Citrus grove with oranges, lemons, and mandarins.

Vegetable garden producing all sorts of seasonal vegetables.

Botanic Park
In addition to the agricultural area, a perfectly groomed botanic park was created measuring about 8000 m² that embraces the villa with full grown trees, hedges, and flowerbeds.
The **swimming pool**, located just a short distance from the villa, is nestled in the century-old olive grove surrounded by a natural lawn.
A handy parking area for guests has been built at the entrance to the property.

## Use and potential uses

The products produced from the working farm are sold directly, and the villa, as a hospitality facility, is already fully operational and popular both in Italy and around the world.

The entire property would also be perfect, with no need for serious modifications, as a prestigious private home, with the extra bonus of having a working farm. In this case, the farmhouses to renovate could be converted into lovely accommodation for guests and caretaker quarters.
