US$12,500,000.00

The Circle W Ranch is located in the magnificent John Day River country of north central Oregon outside of the small ranching and river community of Spray. Spreading across 11,615± contiguous deeded acres, the Circle W features over four miles of the John Day River, high quality residential and agricultural improvements, a seasonal cattle operation, and superb hunting for big game and upland birds.

The ranch has four well-crafted homes, including a 4,600± sq. ft. lodge-style owner’s residence with four bedrooms and six baths, and a second 3,315± sq. ft. custom-built log home with four bedrooms and three baths; one was constructed in 2009 and the other in 2011. Additional residences include a 4,200± sq. ft. manager’s home and a 1,850± sq. ft. employee dwelling.

Approximately 240 acres situated along the river are irrigated with five pivots and five wheel lines. The owners are currently leasing seasonal grazing for approximately 1,000± yearlings. In the past, the ranch supported 350± mother cows year round and produced 1,000± tons of hay. The upper portions of the property are perimeter and cross-fenced, and stock water is provided by numerous stock tanks and spring-fed ponds. Approximately 2,000± acres of the property have been enhanced through juniper removal and reseeding. Excellent interior roads enable easy access to pastures and water sources.

Quail and chukar find solace in the dramatic basalt canyons and coulees that mark the ranch, while elk and mule deer roam the expansive, juniper and pine-dotted grasslands found in the property’s secluded upper reaches. The John Day River is home to one of the top smallmouth bass fisheries in the nation and also offers trout and runs of fall/winter steelhead and Chinook salmon.

Accessible year round via State Highway 19, the ranch is situated approximately 90 miles east of Prineville, Oregon, which offers retail and commercial services and includes a general aviation airport that accommodates private jet traffic. The upscale communities of Bend and Redmond are located 20 miles west of Prineville and are home to a commercial airport that services much of central Oregon.

Broker comment
The Circle W is a very private and well-developed property conveniently located to the cities of the Pacific Northwest and West Coast. The custom-built owner’s homes are beautiful with high-quality finishes including granite countertops and hardwood floors. The hunting is excellent for elk and mule deer as well as quail and chukar. The fishing is first class with a recognized steelhead run and abundant smallmouth bass. The ranch can accommodate either a small year-round cattle operation or seasonal grazing operation, while myriad hunting and fishing opportunities provide the chance to develop a sustainable recreation venture complimenting the interests of individual or corporate ownership.
