US$1,082,380.00

A Medieval Chateau which dates back to the Twelfth Century with lots of character and potential.

The property consists of:
- main dwelling
- various apartments, mostly in need of some renovation,
- former wine cave,
- south facing private garden,
- quiet location,
- short drive from amenities,
- countryside views,
- strong potential for touristic development

The Medieval Chateau dating partly from the 12th Century offers today about 560m2 of living area over 2 levels with an extra 250m2 to be converted on the second floor. There is a further 200m2 of living space divided into 4 apartments in the East tower.

The Chateau would benefit from some renovation work and already comes with existing Gites in the tower, a charming courtyard garden and a large wine cave with a big potential for tourism such as Gites, B&B, seminars and other receptions.

The south facing and private garden has a Mediterranean feel and an indoor/outdoor swimming pool could be built. Located in the middle of a charming village, there is a lovely countryside view from the 1st and 2nd floor overlooking roofs into the vineyards and scrubland.

Grounds
The buildings form an L-shape on the plot of total 1459m2. The garden is entirely private and fenced, and is full of Mediterranean plants and some old trees offering shade on the large terrace for the hot summer. There is enough space to build a swimming pool; or possibly an indoor-outdoor swimming pool with the large space of the wine cave. A well provides free water for the garden. Mains water and mains drainage.

General condition
The Chateau is lived in but would benefit from some restoration such as plumbing, some heating, new bathrooms, kitchen, shutters and windows need some attention too. The entire 2nd floor has not been used for a long time. Electrics have been partly done. All windows are single paned and have traditional wooden shutters. Radiators powered by oil central heating in the Chateau apartment to the right. The tower apartments have electric convectors. The Chateau apartment to the left has no heating. An asset is definitely that all original features are conserved and in rather good condition.

Comments
A Chateau with plenty of history and soul. Once restored it would be ideal for tourism with bags of potential.
