XC619 Palazzetto Morelli

US$827,758.00

Palazzetto Morelli totals 550 sq.mt. set in a quiet location only a minute's stroll from the main piazza of a medieval hilltop town. Frescoed & wood-coffered ceilings, an internal garden, courtyards, lovely views and private parking are some of the many features of this beautifully-restored property.

Palazzetto Morelli is located on a quiet cul-de-sac in a very central but secluded location. The palazzetto dates from the 1500s and has been beautifully restored. It is laid out over 3 floors and, unusually for a property in the historic centre of a medieval hilltop town, enjoys the added benefits of a private garden, a courtyard and two private parking spaces. Many splendid features include frescoed ceilings, wood coffered ceilings and antique floor tiles.

The property is presently divided into the main apartment on the piano nobile, and four guest apartments, each with their own small kitchen. It is for sale in its entirety, although the main apartment could also be bought separately.

The main apartment:

This is a luxury 175 sq.mt. three bedroom apartment on the upper floor with lovely views over the valley. It boasts a salon with a magnificent frescoed ceiling and a smaller salon, also with painted archways. The kitchen too has a wood ceiling. The apartment has three bedrooms (the master bedroom having an antique wood-coffered ceiling), and two bathrooms, one ensuite to the master bedroom. A small study and a laundry room complete the present accommodation, although by opening up a further doorway, there is the potential to create an additional conservatory living room overlooking the garden from what is currently a covered terrace.

The garden has an upper paved courtyard area and a tool room for gardening equipment. On the road above the garden, there are two car-parking spaces.

The lower floors, with their own entrance and courtyard, are being sold either separately or together with the main apartment, so all or merely some rooms of this second section could be added to the main apartment if more rooms are desired.

Other apartments:

Four apartments share a communal garden courtyard, and also benefit from a large shared dining and lounge area with guest wc, and a communal laundry room.

Large cellars complete this remarkable property.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
